Coombe Cottage is a spacious four-bedroom holiday home in Rosthwaite, in the stunning Borrowdale area of the Lake District National Park. Perfect for groups of up to eight people, this two-storey property offers multiple social spaces including a large kitchen with wood-burning stove, conservatory and an upstairs lounge with spectacular views towards Derwentwater and Skiddaw.

Set in the heart of the Lake District, the cottage sits in beautiful countryside with mountains, lakes and walking trails right on your doorstep. The peaceful location offers the perfect mix of seclusion while still being just a 10-minute drive from shops and restaurants.

The accommodation includes two king-size bedrooms (one with en-suite), a double bedroom and a twin bedroom sharing a Jack-and-Jill shower room. The open-plan kitchen comes fully equipped with oven, hob, dishwasher and fridge/freezer. Upstairs, the spacious lounge-diner features a balcony with panoramic views across the surrounding fells.

By Car

To reach Coombe Cottage by car, take the B5289 from Keswick towards Borrowdale. Continue through Rosthwaite and you'll find the cottage on the main road next to the Borrowdale Hotel with private parking for two cars.

By Train

The nearest train station is Penrith, approximately 17 miles away. From there, you'll need to take a taxi or bus to Keswick, followed by another bus to Rosthwaite. The X5 and 78 buses run regularly between Keswick and Borrowdale.

We have stayed here many times, and hope to many times in the future. A very special cottage in a very special location. Having the hotel next door is a convenient bonus, as this year our group was too large to all sleep in the cottage but we were all still able to gather there for meals, etc.
Wonderful situation with splendid views. Very spacious and well supplied with easy chairs and settees. Bed extremely comfortable and bathrooms clean and well appointed. We arrived as the clocks changed so the evenings were cooler but the owner explained how to change the heating and it worked a treat. All in all an excellent holiday home.
Garden on edge of needing tidying, paths covered
This is a beautiful place to spend a holiday. The house is very comfortable and well equipped. The location is perfect and the views of the lake from the upstairs lounge are stunning. The owners went out of their way to assist us when we arrived late for our online food delivery due to problems on the M6.
A lovely house in a fabulous location with walking directly from the front door. It perfectly suited our 3 generational family holiday with enough space and comfort to accommodate all our needs. Our first day it poured down and the house effortlessly allowed all of us to have the space to spread out and survive! It is well decorated, rooms are spacious, especially the upstairs reception rooms and all are comfortable. Kitchen and family dining room are great for feeding the hordes. We absolutely loved our time here and only wish we could have stayed for longer. We will be back! Of note, we had one minor problem with the cooker on arrival and the owners were fantastic in reacting and sorting it out within hours. Very impressive.

Everything was organised as we expected. The cottage was great and we thoroughly enjoyed the holiday. You might want to know that after a particularly stormy wet night, there was small wet area in the conservatory
A lovely cottage in an idyllic location. Ive walked past it for many years never imagining that one day I would stay there. The whole family immediately felt at home here. The cottage is well appointed and comfortable. There are several areas where people can pursue their own interests. I particularly liked the sunny conservatory.

This was our second stay at Coombe Cottage. It is very comfortable and is in an ideal location. There is nothing I would seek to change about it.
We had a good stay. . would have liked information book on heating, recycling or lack of, best places to eat, special food shops. The kitchen was very well equipped and liked the fact that basic herbs and pepper mill supplied. We left cooking oil which is another essential often missing. So thank you very much PS Bolt in bathroom to double bed room doesn't work very well

This is the second year we have stayed at Coombe Cottage we love it so much. We were a party of eight ranging in age from 20 months to 81 and we all had a wonderful time. The location of the cottage is beautiful and perfect for all water sports, walking, climbing etc which suited the fitter members of our group. The views from the cottage are stunning and the garden though small is perfect for sitting out and plenty room for all of us. We especially loved what the owners had done to the sun room. The kitchen is very well stocked with everything you could possibly need to so no need to bring anything from home. I would mention though that there is no handrail for the bottom short flight of steps and perhaps the owners might think about rectifying this as it made it a bit tricky for some of us to negotiate.
A fabulous, comfortable, well equipped holiday home in a beautiful setting. Views of the lake from the large airy first floor sitting room which has windows on all sides. Being able to walk to hills, waterfalls, river and lake from the house was a real bonus.
Lovely cottage in a great location but disappointed in the poor standard of cleaning and some maintenance issues.

We were disappointed to find that one bedroom in the property was spider infested with a slat on the bed broken. The floor was filthy under the beds and also under the bed in the ground floor adjoining room. Cobwebs were around the rooms and adjoining onsuit. Regarding comfort, it was hugely disappointing that the heating was set to come on at 7 am. This was the time we got up each day to engage in walking and other outdoor activities around the lakes. We therefore had to endure getting washed , dressed and fed in a very cold house every morning as the temperatures were cool. Realistically, the heating should come on earlier at this time of year 6am I would suggest. I appreciate peoples preference for this may differ, but by day 4 of our stay I found it to be rather tiresome. Added to this fact we came home on our second day to NO HOT WATER. As we had had a full days walking we were extremely disappointed to say the least. We contacted Sykes but were unable to contact the owner not least because there is extremely poor phone signal. Owner called following day and organised plumber to get hot water back on. So this was not fixed till that evening for us to use, which meant no hot water and no heating that morning. Given the displeasure this caused throughout the week, I think it would be appropriate to receive some compensation commensurate to our discomfort. I look forward to your view on this So no hot water the following day
Lovely cottage in a fantastic location. Comfortable and spacious, enjoyed walking and running from the door. The large lounge perfect for 8 of us to chill out and enjoy the stunning views.
The cottage is great, we had a lovely time as there is lots of room for everyone so you can have some quite time and having a hotel next door is really handy because you are out of the town you can go for a drink and some great food. The only thing I would ask is that there is some instructions about how to use the central heating.

Coombe Cottage is a perfect choice for a Lake District holiday, with fabulous views of Derwentwater and the fells and fields nearby and numerous walks right from the cottage. The neighbouring sheep and cows are lovely to watch and the cottage itself offers privacy and all the comforts of home. The kitchen is especially well equipped, with everything a family or group needs to self cater. Highly enjoyable and recommended!

We had a wonderful week in Coombe cottage which is in a great location in Borrowdale our favourite part of the lakes. The upstairs sitting rooms with big windows give great views of Derwent Water. All bedrooms are ensuite and a good size with comfortable beds and the large kitchen has everything you could need. The cottage is on the road from Keswick but we didnt find the road noise a problem. The Borrowdale hotel is next door though we didnt try their meals others gave good reviews. There is a small but lovely garden with seating and a balcony for those sunny days in the lakes ! and lovely walks round the lake or up the hills from the cottage.

A lovely, spacious cottage with the perfect location for all kinds of holiday pursuits. Ample heating, mood lighting and fuel for the two fires was included and there are comfortable beds, linen and bathrooms. The kitchen is large and comprehensively equipped, with a very effective wood burner. However, the toaster, kettle and cooker hob could all do with updating for a cottage of this otherwise excellent standard. The lounges upstairs were characterful, large and comfortable, with striking views towards Derwentwater, Skiddaw and Catbells. The wifi was not fast but, given the location, is probably up to local standard. A wifi extender for couples using the rear, ground floor bedroom would be helpful. These small negatives do not stop this being a great cottage and we would definitely consider a further stay.
A couple of suggestions, the cottage is for 8 people but only has a single set of keys, making it difficult if the 4 couples are doing different things could there not be a key safe? Lacked enough baking trays
We greatly appreciated the unexpected Xmas decorations, tree and box of chocolates which we found on arrival. Likewise the telephone call from the owner to see whether everything was OK which it certainly was. When the dishwasher packed up it was dealt with extremely quickly. What made this holiday however was the spacious accommodation which enabled eight people to relax in considerable comfort.

We paid more than double what I would normally pay for a long weekend cottage hire, but it was worth every penny! The kitchen and living space were awesome and spaces to cook and eat together and relax together Infront of the fire. The bedrooms were luxurious and comfortable with ensuites and one room had a full length bath. Very highly recommended!
We've been using Sykes for a decade now, and each of the four Lakeland Properties we have stayed at have way exceeded expectations. We only have had to move on to each new property once our old favourite is no longer listed. Coombe Cottage was exemplary, the location, the property itself, and the amenities. We very much hope to be able to return in the near future. It would benefit from a key safe, rather than having to go to Keswick for pick updrop off parking there is not easy or cheap

Coombe Cottage was excellent. Everything was there which had been advertised on the website but often adverts exaggerate so it was great that Coombe Cottage was just as it had been described. It was lovely to relax after a walk on the fells, to spread out in the spacious cottage, either in the conservatory when the sun was shining or in the lounge area with a fire on the colder evenings. We enjoyed preparing our food, putting it in the oven and popping next door to the Borrowdale Hotel for an aperatif before going back to the cottage to eat. It really did feel like home from home. Thank you for the fantastic cottage Lem and Kal, the cleanliness and order Keith and the beautiful garden Dave. Well placed for Keswick 10 minutes' drive, walks from the cottage or a short drive away and the Borrowdale Hotel right next door.
We had an amazing time. The only slight negative was that some of the cookery items and beds and sofas were in need of replacing as they are quite worn.
The cottage is great, in particular the seating upstairs would suit any group configuration and having reliable wifi enabled us to contact each other and family not with us, with ease. We were delighted the property included towels! We'd like to feedback a couple of points which didn't work so well for us or could be made clearer in the cottage info. It didn't feel as though the cottage is in Rosthwaite altho the online info describes it as such. In fact we liked the fact there were good bus links, but this wasn't promoted.. There wasn't a proper folder with clear info in the cottage. The notice board was very bitty and confusing. Before arrival We should have been told the cottage landline as it made our food delivery tricky as we didn't realise there was no mobile signal. It could be helpful to mention the backside door is where the coat hooks and boot shelf are, as we didn't discover this straight away coming in the front door. The garden would benefit from a table and the chairs could be set out in the area of the garden which gets the sun. Although it was no bother to pick keys up before going to the cottage it was more complicated dropping them off at the end and we had not had to do that in a lot of years of cottage holidays! Most properties have a key safe system We can't be the only family group with more than 2 cars? The info could include the Borrowdale Hotel and their ability to help out with extra visiting cars.
Lovely spacious cottage in a stunning location with a tearoom and restaurant very close. The charming garden was a pleasant surprise. The views from the living area are fabulous. We were able to do a variety of walks straight from the door and there is easy access to bus and ferry options if you want to get further afield whilst leaving the car behind. It's handy to be able to pop into Keswick for shopping. Comfortable beds, good showers and a well equipped kitchen. Some of the furnishings upstairs are starting to look a little worn and the spotlights in the ceiling are clearly difficult to access and many are no longer working. This made it a bit gloomy after dark. Overall a great cottage.

Coombe Cottage is outstanding and situated in a perfect Lakeland holiday situation. It is maintained to the highest of standards and provides ideal accomodation for a family holiday. The owners have created a wonderful home to share with visitors and it is easy to see why many of them return.We were able to enjoy five days of walking capturing the beauty of the Lakes ......a great way to rejuvenate ones spirit and escape the constraints of city life! Just fabulous, thank you.
